Renovations & Upgrades

Renovation work is a different problem from new construction: the house is occupied, the walls are not square, and nothing behind them is where you expect. We plan around that. You get a clear scope up front, protection for the parts of your home we are not working on, and honest updates when something opens up that changes the job.

    Layout changes

    Removing, moving or adding walls, opening up rooms, and framing new openings where the structure allows.

  • 02

    Basement build-out

    Framing, subfloor, partitions and finish work to turn unfinished basement space into rooms.

  • 03

    Additions and bump-outs

    Framing and finish carpentry for additions, tying new structure into the existing house.

  • 04

    Room renovations

    Rebuilding a room back to a finished state after layout or structural changes.

  • 05

    Repairs and corrections

    Fixing framing, floors, stairs and trim that were done poorly or have moved over time.

Order of work

How this one runs

The sequence matters here — doing these out of order is how a job ends up being done twice.

  1. 01

    Walkthrough

    We look at the actual space with you, talk through what you want changed, and say plainly what is straightforward and what is not.

  2. 02

    Scope and quote

    You get the work written down before it starts — what is included, what is excluded, and what would count as a change.

  3. 03

    Protect and demo

    Protection goes up first. Demolition is done carefully so we find surprises early rather than halfway through.

  4. 04

    Build back

    Framing, then finishes, then a walkthrough with you against the original scope before we call it done.

  • A written scope so both sides know what is being changed
  • Dust protection and floor protection in the areas we work through
  • Demolition, framing and rebuild within the agreed scope
  • A written update if something behind the wall changes the work
  • Debris removed as the job goes, not piled until the end
Not included
  • Permits, drawings and engineering where the work requires them
  • Designated substance and asbestos abatement
  • Licensed electrical and plumbing work
  • Appliance, cabinet and fixture supply unless it is written into the quote
