We start where the concrete stops

Rim joists, floor joists and subfloor plywood across the main block and the wing, set level and square on someone else's foundation. If that foundation is not right to build on, you hear it from us before anything goes down.

Six stages

How a job runs, start to finish

These are the stages every project moves through. Your inquiry sits at one of them at any given moment, and you are told which.

  1. 01

    Tell us about the project

    Send the scope, the property, your timing, and any drawings or photos you already have. The more we can see up front, the more useful the first conversation is.

  2. 02

    We get back to you

    We confirm we have your inquiry, ask anything that is missing, and tell you whether it is work we are the right fit for. If it is not, we will say so.

  3. 03

    Site visit and scope review

    We walk the site, measure what matters, and look at the conditions drawings never show. This is where the real scope gets set.

  4. 04

    Written quote

    You get the work in writing: what is included, what is excluded, and what would be treated as a change. No verbal numbers.

  5. 05

    Schedule and build

    Once you approve, we book the dates and start. You know who is on site, what is happening that week, and what is coming next.

  6. 06

    Walkthrough and handover

    We go through the finished work with you against the quoted scope, deal with anything on the list, and hand the space back clean.

What working with us actually looks like

Not a quality promise — anyone can make one. These are things you can check on the day.

  • Layout before cutting

    The plan gets checked against the actual site first. If something will not build as drawn, you hear about it before material is cut, not after.

  • One scope, in writing

    What is included, what is excluded, and what counts as a change. If the job changes, it gets written down before the work carries on.

  • The house gets protected

    Dust barriers and floor protection go up before demolition starts, and the areas we are not working in stay closed off.

  • Swept at the end of the day

    Offcuts stacked, floors swept, tools off the walking routes. You should be able to walk the site in the evening.

  • You know who is coming

    You are told who is on site, what is happening that week, and what comes next. No unannounced crews.

  • Walked through before it is done

    We go through the finished work with you against the quoted scope and deal with the list before we call it complete.

Project photography goes up here as jobs finish and the homeowners are happy for us to publish them. Until then, ask: send us your project and we will walk you through comparable work and put you in touch with people we have built for.

Straight answers

Questions worth asking first

If the answer is no, we would rather say it here than three weeks into a job.

How much does framing cost?

There is no honest flat rate for framing. The price depends on the drawings, the square footage, the structure, the site access and the schedule. That is why we do a site visit and give you a written quote rather than a number over the phone.

Do you handle permits and drawings?

No. Permits, architectural drawings and stamped structural engineering are arranged by the homeowner or your designer. We build to those drawings, and we will tell you early if we think something on them will not build as drawn.

Do you do electrical or plumbing?

No. We frame, renovate, and do carpentry and finish work. Electrical and plumbing are licensed trades and we do not take that work on. We frame so those trades can run their services without cutting up the structure.

Can you work while we are living in the house?

Usually yes, for renovation and carpentry work. We put up dust and floor protection, keep the work area contained, and agree with you which parts of the house stay off-limits while the job runs.

How far out are you booking?

It moves with the season. Send your inquiry with your target dates and we will tell you honestly whether we can hit them before you go any further.

What happens if the scope changes mid-job?

Renovation work opens walls, and walls hold surprises. If something changes the work, it stops being assumed and gets written down — what changed, what it costs, and what it does to the schedule — before we carry on.
