How we work

Clear scope, then careful work

Most of what goes wrong on a residential job goes wrong before anyone picks up a saw — an assumed scope, a number given over the phone, a decision nobody wrote down. We run the front of a job carefully so the build part stays boring.

Who we are

A framing and carpentry company, and nothing else

Shahjed BuildWorks Inc. is a residential framing, renovation and carpentry company working in Ontario. We build the structure of houses, we change the layout of houses that are already standing, and we do the finish carpentry that gets judged once everything else is covered up.

We are not a general contractor and we do not pretend to be one. We do not hold ourselves out as an electrical or plumbing contractor. Where a job needs a licensed trade, an engineer or a permit, that is arranged separately and we will say so on the first visit rather than the third week.

Everything on this website is something we can stand behind. If a claim is not on here — a certification, a review, a project photograph, a fixed price — it is because it has not been verified, not because we forgot to mention it.

How a job runs, start to finish

Your inquiry sits at one of these at any given moment, and you are told which one.

    Tell us about the project

    Send the scope, the property, your timing, and any drawings or photos you already have. The more we can see up front, the more useful the first conversation is.

  2. 02

    We get back to you

    We confirm we have your inquiry, ask anything that is missing, and tell you whether it is work we are the right fit for. If it is not, we will say so.

  3. 03

    Site visit and scope review

    We walk the site, measure what matters, and look at the conditions drawings never show. This is where the real scope gets set.

  4. 04

    Written quote

    You get the work in writing: what is included, what is excluded, and what would be treated as a change. No verbal numbers.

  5. 05

    Schedule and build

    Once you approve, we book the dates and start. You know who is on site, what is happening that week, and what is coming next.

  6. 06

    Walkthrough and handover

    We go through the finished work with you against the quoted scope, deal with anything on the list, and hand the space back clean.

Why we will not price it over the phone

A number given without seeing the site is a guess, and a guess always gets corrected later — usually upward, usually mid-job.

We look first

Access, existing structure, what is behind the walls, where material has to be carried. None of that is on a drawing.

We write it down

The quote states what is included, what is excluded and what would count as a change. You can hold us to it.

Changes are re-quoted

If the scope changes, the price changes in writing before the work carries on — never as a line item you find later.

What makes a job go well

Four things on your side that do more for a project than anything we can do on ours.

    Drawings, if you have them

    Architectural or structural drawings, a permit set, even a sketch with dimensions. Anything that shows what you are trying to end up with.

  2. 02

    Access to the site

    We need to see the space before quoting it. Photos help, but nobody has ever found a sagging joist in a photo.

  3. 03

    Decisions made once

    Materials, profiles and finishes settled before that stage starts. Changing a decision after the work is done is the single most expensive thing on any job.

  4. 04

    A real timeline

    Your actual target dates, including the ones set by other trades or a closing. We would rather turn work down than miss a date you depend on.

Straight answers

Questions worth asking first

How much does framing cost?

There is no honest flat rate for framing. The price depends on the drawings, the square footage, the structure, the site access and the schedule. That is why we do a site visit and give you a written quote rather than a number over the phone.

Do you handle permits and drawings?

No. Permits, architectural drawings and stamped structural engineering are arranged by the homeowner or your designer. We build to those drawings, and we will tell you early if we think something on them will not build as drawn.

Do you do electrical or plumbing?

No. We frame, renovate, and do carpentry and finish work. Electrical and plumbing are licensed trades and we do not take that work on. We frame so those trades can run their services without cutting up the structure.

Can you work while we are living in the house?

Usually yes, for renovation and carpentry work. We put up dust and floor protection, keep the work area contained, and agree with you which parts of the house stay off-limits while the job runs.

How far out are you booking?

It moves with the season. Send your inquiry with your target dates and we will tell you honestly whether we can hit them before you go any further.

What happens if the scope changes mid-job?

Renovation work opens walls, and walls hold surprises. If something changes the work, it stops being assumed and gets written down — what changed, what it costs, and what it does to the schedule — before we carry on.
